Why Mold Is a Serious Threat to Your Home

A damp or humid basement or crawlspace creates the ideal environment for mold. Mold can begin to grow when humidity levels stay above 50%. All it needs is moisture, an organic surface, and the right temperature.

If flooding or water seepage occurs, any wet materials must be dried within 24–48 hours to prevent mold from taking hold. Once it starts, mold spreads quickly and can:

  • Damage your home by feeding on wood, drywall, and insulation
  • Destroy belongings, many of which may need to be discarded
  • Cause serious health issues from toxic spores and gases—sometimes leading to what’s known as Sick Building Syndrome

Contrary to popular belief, mold doesn’t have to be black to be dangerous. Molds of all colors can be harmful. Some molds produce toxins only when disturbed by changes in temperature or humidity—others can remain dormant for months or even years, only to become active again under the right conditions.

Simply covering up mold or leaving it untreated is never safe. With HVAC systems often located in basements and crawlspaces, spores can easily spread through the air ducts to every part of your home.

Bottom line: If mold is present, it needs to be removed—completely and correctly.

Our Services

Mold Inspection & Remediation: Identifying mold growth and safely removing it, including cleaning, containment, and air filtration.

Dehumidification Systems: Installing high-capacity dehumidifiers to control humidity levels in basements or crawl spaces, preventing mold and mildew.

How Mold Spreads

When removing mold, the goal is to eliminate it without releasing spores into the air. That’s why proper containment is critical during the remediation process—it prevents spores from spreading to other areas of your home. This is exactly why mold removal should never be a DIY project.

Our Mold Remediation Process

To be clear, the only way to stop mold growth is to eliminate its primary food source— moisture. If moisture isn’t addressed first, any mold remediation will be temporary—the mold will simply come back.

We start by setting up a fully contained work area, using negative air machines and HEPA-filtered air scrubbers to keep spores from spreading.

Next, we remove all materials that cannot be cleaned. Any solid surfaces that remain are thoroughly brushed and HEPA-vacuumed.

We then apply a biocide treatment to kill any remaining mold spores, followed by an antimicrobial coating that seals and protects the surface—helping to prevent future mold growth.

Attics & Mold

Attic mold is often caused by condensation, which happens when warm air escapes into the attic due to poor insulation. When that warm air meets cold surfaces, it creates moisture—the perfect environment for mold to grow.

Several other factors contribute to attic mold:

  1. Bathroom exhaust fans venting directly into the attic, pushing hot, moist air onto cold surfaces
  2. North-facing roof slopes, which receive less sunlight and stay damp longer
  3. Older roofing systems without proper ventilation, such as ridge vents and soffits, preventing airflow and trapping moisture

How We Treat Attic Mold

If mold is found in your attic, we treat it using the same proven process:

  • HEPA vacuuming to remove loose spores
  • A two-step spray treatment to kill existing mold and prevent future growth

We’ll also provide recommendations to correct the underlying causes—so the problem doesn’t come back.

Maintaining Healthy Indoor Air Quality

Controlling humidity and improving ventilation are key to preventing mold growth. Without proper airflow and humidity control, your home can suffer from:

  • Mold and mildew
  • Musty odors
  • Condensation and moisture damage
  • Pest infestations
  • Structural issues
  • Respiratory health problems

Stagnant, damp air is one of the biggest contributors to mold activity. While many people turn to dehumidifiers, they aren’t the ideal solution—they don’t ventilate or circulate air, are expensive to run, require daily upkeep, and in some cases, can overheat and pose a fire risk.

A Smarter Solution: Humidex Ventilation

At Eco-Dry Waterproofing, we install the Humidex Humidity Control & Ventilation System—a safer, more efficient alternative to traditional dehumidifiers.

  • 90% more energy-efficient, saving you hundreds per year
  • No maintenance required
  • No risk of overheating or fire
  • Continuously circulates and expels stale, damp air

This system not only reduces moisture but also improves overall air quality—making your entire home healthier and more comfortable.
